How accurate is this calculator?
The grant amounts shown are the exact figures published by SEAI for 2026. Your actual eligibility depends on your home's current BER, the age of your property, and whether you've claimed grants before. A BER assessment confirms exactly what you qualify for.
Do I need to apply for all grants at once?
No. You can apply for individual grants one at a time, doing upgrades in stages as your budget allows. Many homeowners start with attic insulation, then walls, then a heat pump over 2–3 years. Each grant is claimed separately.
Can I get grants if my home was built after 2011?
Insulation and heating control grants require your home to be built before 2011. However, heat pump, solar PV, solar thermal, and EV charger grants are available for homes built before 2021. The One Stop Shop route has no build-year restriction.
Do I need a BER before applying?
For individual grants, you need a BER assessment before and after the work. The pre-works BER confirms eligibility and the post-works BER confirms the upgrade was done correctly. SEAI provides a €50 contribution towards the post-works BER.
Can landlords apply for these grants?
Yes. Landlords are eligible for all the same individual grants as owner-occupiers. On top of that, landlords can claim a tax deduction of up to €10,000 per property (net of grants) against rental income, for up to 3 properties.
What if I've already started the work?
You must apply and receive grant approval before any work begins. Starting work before approval means you won't get the grant, no exceptions. This is the most common reason applications fail.
